We can know a lot about a planet just by looking at its transits around its host star (a lot of pictures have been taken by Kepler, the data is then checked and the transits are recorded that's how most potentially habitable exo-planets have been found!) we can find out its size, were it roughly is in that star system and even a rough idea of what its surface maybe like! but yeah travelling to the planet and seeing actually how its like and works is a tough job and it'll take a take a LONG LONG time, even if we are travelling at the speed of light.

Yep, your right! the planet has to be in the "Goldilocks" zone however this zone depends on the size of the star (e.g red dwarf).The planet cant be too big either, an ideal planet will be a small planet (most small planet are rocky like earth, so they have land)! if its too big it'll be an ocean world with no land and also finding a planet in the Goldilocks zone doesn't mean it has to have life. There are an estimated 17 billion earth like planets in the milky way galaxy alone! that means that 1 in 6 star systems have an earth like planet orbiting it ! :D

Lol yeah! The Kepler telescope has found hundreds of potentially habitable planets! e.g Gliese 581g Earth like planets are being found nearly everyday! Methods like radial velocity are used, the Kepler telescope has contributed a heck of a lot to finding exo-planets.
